1.Tenants must provide employment letter (salary, position,
work since, status) and latest pay slip with cumulative
earnings amount to date.
2. Tenants must provide a credit score and report (at
Tenant's expense) to Landlord's satisfaction.
3. Clause 9.2 of this PL is applicable (tenants' consent to
verify payment habits and provides references from previous
owner)
4. Prior to occupancy, tenants must provide proof of civil
liability insurance (2M $) for the entire duration of the
lease.
5. The tenant is responsible for all rules and fees related
to moving in and moving out required by the union.
6. Potential tenants must read and accept the building
regulations.
7. No pets.
8. Tenant shall not, and will not permit any person to
use/grow/smoke/vape tobacco, cannabis or any other illegal
substance in any indoor part of the premises, common areas
or property of which they form part .
9. No Airbnb or similar short-term subletting.
10. Tenants will be responsible for paying any penalty due
to their non-compliance with the regulations and the
declaration of co-ownership.
11. Renters will also be responsible for paying charges due
to lost keys or key fobs.
12. The tenant is not authorized to sublet or transfer a
lease without the written permission of the owner and the
union.
13. If the lease is not renewed at the end of the term, the
tenant MUST honor ALL visiting requests from all potential
new tenants, for which 48 hours notice will be given. The
same goes for visits from potential buyers, the condo is
put up for sale during the term of the lease.
14. At the end of the rented term, the unit must be
returned in the same condition as at the time of rental,
this includes all inclusions of the unit, as well as the
condition of the floor.
