-Assignment and Subletting
The Lessee may not assign, transfer, or sublet the lease,
in whole or in part, without the prior written consent of
the Lessor. Any lease assignment or sublease must be
authorized in advance by the Lessor. In the case of an
assignment, the agreement shall be prepared by the Lessor
or their representative and signed by the Lessee, assignor,
and sub-lessee.
-Short-Term Rental Prohibition
AIRBNB and all forms of short-term rentals are strictly
prohibited.
-Smoking and Property Modifications
Smoking of any kind is strictly prohibited inside the
premises, including but not limited to tobacco, cannabis,
shisha, and electronic cigarettes. Growing any such plants
indoors is also prohibited.
No planting, landscaping, or modifications to the yard,
land, trees, or fences are permitted without the prior
written consent of the Lessor.
--Compliance with Municipal Regulations
The Lessee agrees to comply with all applicable City bylaws
and regulations. Any fines, penalties, or charges imposed
on the owner due to violations caused by the Lessee shall
be reimbursed by the Lessee.
-End of Lease and Property Condition
Upon expiry of the lease, the Lessee must return the
premises in the same condition as when possession was
taken, except for normal wear and tear. The Lessee shall
arrange and pay for professional cleaning prior to
departure.
No large furniture, personal belongings, or unwanted items
may be left behind. Any items left behind will be
considered garbage, and all removal costs shall be charged
to the Lessee or deducted from the deposit.
-Pets and Animals
The Lessee shall not keep or bring any animals or pets into
the premises without the prior written consent of the
Lessor. If permission is granted, the Lessee shall be fully
responsible for the proper care, control, and management of
the animal(s). Any damage, deterioration, excessive
cleaning, or costs resulting from the animal(s) shall be
the sole responsibility of the Lessee, and the Lessee shall
be responsible for repairing or reimbursing any related
expenses.
