1. Base Rent (without parking). Base monthly rent: $2,500
CAD, which includes: one storage locker; access to all
building common amenities (gym, pool, sauna, rooftop
terrace, party room). Tenant pays electricity and internet
separately.

2. Optional Parking (additional charge). The Tenant may
rent two indoor parking spaces at an additional $250 CAD
per month for both spaces. The Tenant must indicate at
signing whether parking is elected. Parking fees are
payable monthly together with the base rent. The spaces
must be returned to the Landlord upon Lease termination.
Tenant may sublet the spaces to a third party, provided
Tenant remains fully responsible for any damage, fines, or
violations caused by the subtenant. No commercial use or
hazardous materials; building parking rules apply.

3. Payment at Signing -- No Deposit. Tenant pays first and
last month's base rent ($2,500 each) upon signing. If
parking is elected, the first and last month's parking fee
($250 each) is also due. No security deposit is collected.

4. Pets -- Strictly no pets allowed.
5. Smoking -- Prohibited inside unit and all common areas.
6. Subletting & Assignment of Unit -- Not permitted without
Landlord's written consent.
7. Insurance -- Tenant must maintain liability insurance of
at least $2,000,000 CAD, provide proof before move-in, and
name Landlord as additional insured.
8. A/C & Heating -- Wall-mounted unit (not central). Tenant
maintains per manufacturer's instructions; misuse repairs
at Tenant's expense.
9. Storage Locker -- Personal use only; no subleasing or
hazardous materials.
10. Move-in/out Inspection -- Joint inspection with
checklist; Tenant responsible for damages beyond normal
wear.
11. Tenant Documents -- Prior to move-in, provide: valid
government ID, proof of income/employment, credit report
(60 days), and current landlord reference. Failure may void
the Lease.
12. Governing Law -- Quebec law applies.
13. Entire Agreement -- This Addendum and the Lease form
the full contract.
