Eletricity, Heating, Cable, Internet, Telephone, Tenant insurance, Alarm system,

1. Rent Inclusions
Monthly rent includes: two (2) indoor parking spaces, one
(1) storage locker, and access to all building amenities
(gym, pool, sauna, rooftop terrace, party room). Tenant
pays electricity and internet.

2. Payment at Signing -- No Deposit
Tenant pays first and last month's rent upon signing. No
security deposit is required.

3. Pets
Strictly no pets allowed.

4. Smoking
Prohibited inside the unit and in all common areas.

5. Subletting & Assignment of the Unit
Subletting or assigning the residential unit is not
permitted without Landlord's prior written consent.

6. Insurance
Tenant must maintain liability insurance of at least
$2,000,000 CAD and provide proof of coverage before movein.
Landlord shall be named as an additional insured on the
policy.

7. A/C & Heating
Wallmounted unit with individual controls (not central).
Tenant maintains it per manufacturer's instructions; misuse
repairs at Tenant's expense.

8. Parking Spaces
The Tenant may sublet the parking spaces to a third party,
provided that:

All parking spaces are returned to the Landlord upon
termination of the Lease;

The Tenant remains fully responsible for any damage,
violations, or building fines caused by the subtenant;

No commercial use or storage of hazardous materials is
allowed;

Building parking rules must be complied with at all times.

9. Storage Locker
Locker use is for personal storage only. No hazardous
materials or subleasing of the locker.

10. Movein/out Inspection
Joint inspection with checklist. Tenant responsible for
damages beyond normal wear.

11. Tenant Documents
Prior to movein, Tenant must provide: valid government ID,
proof of income/employment, credit report (within 60 days),
and current landlord reference. Failure may void the Lease.

12. Governing Law
Quebec law applies.

13. Entire Agreement
This Addendum and the Lease form the entire contract.
