All potential tenants must provide proof of funds, credit
score, legal visa, work certificate, or equivalent
documents when submitting an offer until the landlord is
satisfied.
During the term of the lease, the TENANT, at their own
expense, must maintain and provide a copy to the landlord
of a renter's liability insurance policy and an insurance
policy covering property damage and bodily injury. The
amount must be at least two million dollars or more
($2,000,000.00 or more). It is agreed that the landlord's
insurance does not cover the tenant's personal belongings.
The tenant may not assign, transfer, or otherwise sublet
this lease in whole or in part, nor allow any changes
affecting the current lease or the premises, without first
obtaining the written consent of the landlord. In the event
of a lease assignment, the agreement will be drafted by the
landlord or their representative and signed by the tenant,
the assignor, and the subtenant. The tenant agrees that any
form of subletting or lease transfer must be authorized by
the landlord in advance.
Airbnb and short-term leases are prohibited.
The tenant agrees that, upon expiration of this lease, the
premises must be returned in the same condition as when
possession was taken by the tenant. Cleaning must be done
upon the tenant's departure. It is agreed that cleaning
fees will be paid directly by the tenant and arranged at
their convenience.
The tenant agrees not to smoke in any manner inside the
premises during the entire lease term (e.g., cannabis
substances in the premises, tobacco, hookah, electronic
cigarettes, or any other related products). It is also not
permitted to grow these plants indoors. No modifications or
changes can be made to the grounds, trees, walls, floors,
or fences.
Before receiving the keys, the tenant must provide proof of
insurance and confirmation of a Hydro-Québec account being
established.
The tenant agrees that, upon expiration of this lease, the
premises must be returned in the same condition as when
possession was taken by the tenants (excluding normal wear
and tear). Any damages or lost keys during the lease term
are the responsibility of the tenant.
The tenant agrees to comply with all municipal regulations
and apartment rules. In case of a fine for a violation, the
tenant will be responsible for the payment.
Small pets may be allowed, subject to the LESSOR's prior
written approval. No pet shall be brought into the premises
without the LESSOR's express written consent.
